Most homeowners don’t think about their roof until something goes wrong — and by then, what could have been a repair often becomes a full replacement. Catching the warning signs early saves money, prevents interior damage, and protects your home’s value. Here are the seven most important signals to watch for.
Standard 3-tab asphalt shingles last 15–20 years. Architectural (dimensional) shingles last 25–30. If your home in Blue Bell, Cherry Hill, or Wilmington was built or last re-roofed more than 20 years ago and you haven’t had a professional inspection, you’re overdue.
Age alone doesn’t mean failure — but it does mean the material is past its manufacturer-intended service life. Granule loss, brittleness, and failed sealant strips are all age-related and all accelerate during harsh Pennsylvania winters and New Jersey nor’easters.
Curling at the edges (cupping) or upward at the center (clawing) indicates moisture absorption and heat damage. This is not a cosmetic issue — it means the shingles are no longer lying flat and are no longer protecting the underlayment beneath them. Missing shingles expose the decking directly to water.
If you see this on your roof, do not wait. Water infiltration into the decking leads to rot, mold, and eventually structural damage to the rafters.
The ceramic granules on asphalt shingles protect the asphalt from UV degradation. As shingles age, they shed these granules — you’ll find them accumulating in your gutters or at the base of downspouts. A small amount is normal on new shingles. Heavy, consistent granule loss on older shingles is a clear sign of accelerated aging and reduced weather protection.
If you can see light coming through cracks in your attic, water can too. Check your attic during the day with the lights off. Any pinpoints of daylight indicate compromised decking or gaps in the roof system that need immediate attention.
A sagging roof deck is a structural emergency. It indicates rotted decking, failed rafters, or chronic moisture intrusion — sometimes all three. This goes beyond a re-roofing — it requires structural assessment and repair before any new roof system goes on. Do not delay if you see sagging.
Brown water stains on ceilings or walls, peeling paint near roof edges, or damp attic insulation all point to roof system failures. Common entry points are around chimney flashings, pipe boots, skylights, and valley intersections — all areas that require proper installation and periodic maintenance.
If you’ve had active leaks repaired multiple times in the same area, it’s often a sign that the underlying system is at end-of-life and spot repairs are no longer cost-effective.
Dark streaks on shingles (algae), green moss patches, or gray-white lichen crusts indicate prolonged moisture retention. Moss in particular holds water against the shingle surface, accelerating deterioration. In shaded areas of Pennsylvania and New Jersey, moss growth on north-facing slopes is common.
Some moss issues can be treated and managed. Others indicate shingles that are already beyond effective service life. A professional inspection will tell you which situation you’re in.
