Wayne was developed in the 1880s by Philadelphia publisher George W. Childs and banker Anthony J. Drexel as an early planned suburb, and much of that original housing is still standing. Most of Wayne is in Radnor Township, Delaware County, with smaller parts in Tredyffrin Township (Chester County) and Upper Merion Township (Montgomery County).
Victorian and Shingle-style houses, stone and stucco colonials and twins fill the streets north and south of Lancaster Avenue — many with slate or cedar roofs, box gutters, and wraparound porches with their own low-slope roofs.
Radnor Township has three local historic districts, all in Wayne: North Wayne, South Wayne and Louella Court. Exterior work on homes inside them goes before the township’s historic architectural review board (HARB) for a certificate of appropriateness. Downtown Wayne was also listed on the National Register of Historic Places in 2012. Outside the districts, a roof replacement follows Radnor Township’s standard permit process, and homes on the Tredyffrin or Upper Merion side go through those townships. We handle the permit either way.
Wayne is an older housing market: half of the homes in Wayne were built before 1956, and 28% predate 1940. Many have already had several roofs, and original slate, box gutters and old flashing are common.
Wayne’s nearby record includes storm wind damage on 49 days since 2005, golf-ball-size (1.75-inch) hail in King of Prussia in June 2023, and 26.1 inches of snow in King of Prussia during the January 2016 blizzard — a reminder that porch roofs and other low-slope sections need ice and water protection.
